How To Increase The Value Of Your Home With Upgrades

Increasing your home’s value can be overwhelming but a few simple upgrades can go a long way. If you’re looking for home improvement ideas, here is a list of easy home updates you can do that will improve the interior and exterior of your home.

Home improvement projects can include things like new paint, new flooring, and new appliances. However, there are some do-it-yourself projects that deserve a closer look. These projects are easy to complete, and the resulting home improvement will be of great value to your wallet and satisfaction of your home.

Giving your home an update is easier than you think. With a little research and advice from me, you can create a well-designed home for yourself that’s stylish and comfy.

Cost-Effective Ways to Upgrade Your Kitchen

These are in no particular order. These are a few ideas that can help you decide on what updates you should prioritize first.

1) Kitchen Hardware

Changing the way your kitchen looks is easy. You can change the hardware on your cabinets, drawers, and doors to make your kitchen look modern. Hardware like drawer pulls, cabinet knobs and cabinet hinges make a difference in how your kitchen looks.

2) Kitchen Appliances

Updating an entire kitchen can be expensive. But there are some workarounds to make it much more affordable.

Appliances are definitely the area of your kitchen that creates the most intrigue. You’ll use them often afterall, especially if you host gatherings in your home. Look at some of these stylish appliances you can buy, courtesy of HGTV.

If you invest in energy-efficient appliances, you can save money in the long run.

3) Install Hardwood Flooring

New flooring instantly updates a space. In Florida, the easiest and most durable flooring options are engineered woods and Ceramic or Porcelain tile.

But remember, whatever flooring you decide, please add 5 1/4 baseboards. This creates a frame for your floor and gives it a finished look that pops!

4) Fresh Coat of Paint

A fresh coat of paint will become your best friend. It makes everything looks new and clean!

Kitchen cabinets can be painted to give a more modern look and instantly gives a wow factor. The same goes for walls that may have a dated color or tons of wear and tear.

Note: Stick with neutral colors because it’s easier for potential buyers to visual each room with their own furniture.

Let’s talk paint options: gray, off white, or black (accent wall color). Any of these colors can make a space look fresh and clean, and they will also match a variety of furniture.

5) New Front Door

If replacing doors is not in your budget, sand and paint the ones you have. A fresh coat of pain can do wonders, especially for a front door.

6) New Garage Door

If your garage door is looking rough, buying a new one will make a huge difference. A new garage door will create curb appeal and make the home look fresh!

7) Stairs

This can be as simple as placing a new runner down the middle to bring life to some old stairs or it could be as easy as applying wood and painting them.

Updating the railing is another option that will make you say WOW.  You can mix it up with modern, traditional or whatever you like.

My favorite is white wood spindles because it is more cost effective and still opens up a space.

8) Baseboards

If your flooring is good to go and you need a little bling, my next suggestion is baseboards. My favorite is 5 1/4 for higher ceilings you can go higher. There are a few options for you.

9) Remove Popcorn Ceiling

Nothing screams dated when you see popcorn ceiling. This something you can do yourself (here are the instructions). You could also call a locate company to take care of it for you like this one in Orlando, Florida.

Once you remove the popcorn ceiling, you can paint it with an accent color!

10) Window Framing

Your window is like adding an accessory to your home just like you would with an outfit. Most homes just come bare as far as windows are concerned.

Try adding the framing around the full window or at least the top and the bottom of your window sill.

11) Faucets and Shower Heads

Another easy and affordable fix for you. Best part? You can order these items online and have them delivered to you.

If you prefer to shop in person a quick trip to your local hardware store for multiple options.

12) Lighting Fixtures

A home can look dated if it does not have lighting that enhances the design or allows dark areas. Great lighting can change the mood of a room.

For those that may have a more adventurous side, I would advise to find unique lighting or select something that supports your design style: farmhouse, modern, contemporary to name a few.

13) New Roof

In Florida the sunshine and rainy weather wear down the life of a roof. A new roof provides instant value to the new home owner.

These are some quick tips that’ll help you make your house look fabulous. I do recommend following these steps in order after you’ve finished decluttering your home.

1. Paint or Wallpaper

Whether you are looking to lighten up the space or add an accent wall. Paint is one of the easiest and most affordable options to update a space. You can buy paint and other supplies at your local Home Depot or Lowe’s.

If you are renting a place and cannot paint the wall another option is wallpaper. You can go for a printed or textured one. Some wallpaper options are super easy to install.

2. Wall Art

Once you have a clean canvas and fresh paint, the next step is to add in your artwork. My preferred style is to go oversized. It allows the room to look more modern and adds pops of color.

Another option that is perfect for long entries into your home is wallpaper murals in lieu of artwork. This allows you to cover a larger space for an affordable price.

3. Contemporary Mirrors

If artwork is NOT your thing, then my next suggestion would be to go with mirrors. Mirrors are perfect for smaller spaces because they create an illusion of increased square footage.

4. Area Rugs

Flooring can also change the look of a space, but can create a huge expense. The next best option is an area rug. As you can see below, they create spaces that are well defined. They create a more finished look to a space.

Lighting allows you to show even more of your style. Lighting fixtures have a great function because they can also highlight your artwork.

What is Modern Interior Design?

Many of my real estate clients have questions about certain interior designs. They have a desired look they want to see in their home, but aren’t sure how to decide. One of the more popular choices out there is modern interior design but it’s often confused with contemporary design. I’m here to answer the question, what is modern interior design?

In simple terms, Modern Interior Design is simplistic with an open and inviting feel. The space is airy and lacks anything ornate or complex.

For those that are all in and know this is it for them and may need to start a smaller or big renovation here are a few pointers to achieve this look.  Stairs are a huge piece in the design.  Whether it is architectural design or mixing acrylic surfaces with wood or adding metal spindles with natural woods.

Think of modernism as “modern thinking.” During the Enlightenment, modernists were always looking for ways to “cross the line” and push boundaries. They strived for creativity and wanted to move the culture in a new direction.

A modern space allows for additional interior design influences such as Industrial Modern, Modern Rustic, Mid Century Modern, and Minimalist.

Types of Modern Interior Design

The following are some examples of Modern Interior Design that may inspire you! Every design is an individual approach to interior design and you can incorporate it into your home in a way that’s unique to you.

Mid-Century Modern

Mid-Century Modern is a design approach that got very popular after World War II. It focuses on clean lines and wooden bases, but it also incorporates pops of color and more flashy accessories. It allows you to keep a simple space and dress it up with a few vibrant and unique items like rugs or throw pillows.

Minimalist Design

Like to keep things simple? Consider the minimalist design. It’s a comfortable space with lots of space. As the name suggests, the less you have, the more minimalist you are. There are lots of people who enjoy minimalism because they don’t like being surrounded by lots of furniture and decorations. The minimalist design focuses on the space itself with a small amount of key elements like a vase or some houseplants.

Minimalist Modern

Similar to the Minimalist Design, what sets Minimalist Modern apart is that it focuses on materials and texture. There is no decor like wall art to bring attention to the space. This design focuses on the textures in the floors and walls and natural light to bring attention to the space. The picture above is a great example of Modern Home Design.

Modern Farmhouse

This is without a doubt one of the more popular modern styles available and relies on a natural theme, often leaning on wood or wooden patterns to create a more dressed up space. Colors for this style include earthy greens, grays, and even warmer whites. You can oscillate between industrial elements and slightly dressed up glam elements to create a more modern look.

Modern Rustic

If you enjoy modern designs with a hint of industrial and rustic furnishings, then Modern Rustic Design may be right for you. Wooden coffee tables like the one pictured above can add a woodsy accent to a room. This design is eclectic but subtle in doing so.

Industrial Modern

Following the modern look, Industrial Modern utilizes architecture and furniture that will make you think of old factories, but in a good way! Furniture pieces are made with leather and metal. The wall hangings in the picture above are made with either copper or iron. Exposed brick and weathered surfaces are very common.


Maybe you are still trying to figure out if this is your style and do not want to invest a lot of money or time in making the change. I would suggest adding in a few key design elements like:  pillows, lighting, and decluttering table tops and counter spaces. Going for lighter colors that would blend in with your current design style.

There are so many houseplants to choose from: large plants, tall plants, small plants, and even succulents. This list focuses on easy care, low maintenance, and affordable indoor plants. Here are a few of the best indoor plants for beginners!

1. Snake Plant

The snake plant is one of the easiest houseplants to care for. It’s also very versatile because it doesn’t require tons of sunlight to thrive. It also varies in size between six inches and eight feet tall. That gives you plenty of options in using this plant as decor.

Quick care tips: Snake plants should be placed in a pot with a draining hole because the soil needs to dry out between waterings. More on snake plant care here.

2. Spider Plant

Spider plants are low-maintenance houseplants that produce a rosette of long, thin, arched foliage that is solid green or variegated with white. These easy-to-grow plants look especially nice in a hanging basket and were popular during the Victorian era.

3. Dumb Cane (Dieffenbachia)

Dumb canes are tropical plants and are commonly sold here in Florida! Like many houseplants, Dumb Cane will thrive in a room with bright indirect sunlight. Keep in mind that it can be toxic for pets so keep it out of reach of dogs, and possibly skip this one if you have curious cats.

Quick care tips: It’s easy to overwater this houseplant so don’t go overboard. Water the soil whenever the top 2 inches are completely dry. You’ll know when the plant is ready for a good watering when it was droopy leaves. Read more about Dumb Cane care here.

4. Bird of Paradise (Crane Flower)

Bird of Paradise… as the name suggests, this evergreen really is a showstopper! The large green foliage is a great way to make a statement. It looks like large leaves and their stems are shooting straight out of the ground. The Crane Flower can grow tall, typically 5 or 6 feet. It may be large in size but it’s simple to care for.

Quick care tips: Bird of Paradise needs about 6 hours of sunlight per day. However, if your midday sun is hot, indirect sunlight may be better. In the spring and summer months, keep the soil moist and spray the plant with mist. It loves humidity! In cooler months, you can water about once per month. Easy Florida Snake Plant To Decorate

5. Swiss Cheese Plant (Monstera Delicious)

Did you know that Monstera Delicious is derived from Latin? Monstera means “abnormal” which is very fitting for the Swiss Cheese Plant. The holes in the leaves of this plant give it an unusual and unique appearance. It also reminds you of Swiss Cheese which is where the nickname comes from.

Quick care tips: Water about once per week. Pour the water evenly throughout the soil. This houseplant needs to be pruned more than the other houseplants. Read more about Swiss Cheese Plant care here.

6. Golden Pothos (Devil’s Ivy)

Easy, easy, easy-care houseplants. That’s the theme here, and Golden Pothos is no different. This trailing plant has heart-shaped green leaves with yellow variegation. When grown indoors, the golden pothos can easily trail 10 feet long, given the right conditions.

Quick care tips: Pothos should be kept in a pot with a draining hole. Allow soil to dry out completely before watering it again. This plant can grow well in any environment so don’t worry about humidity. More pothos plant care here.

7. Air Plants

Air plants are very small succulents that thrive without water or soil. They are perfect to hang on your walls. Or you can add them into a small succulent garden dish that can be displayed on your coffee table. If you have a small living room, air plants are a great way to display some greenery in your home. You can use a wall planter to display them next to some wall art.

8. Fiddle Leaf Fig

Fiddle leaf figs come in lots of sizes, but they generally make great floor plants! You could use a larger fig as a focal point of the room, especially if you have a simple design with white walls. They work well in a basket on the floor, especially in indirect light. Place a floor plant like this in a small corner too–it will add character!

Quick care tips: To water fiddle leaf figs, fill a pot with fresh water and set the plant in it. Pour out the water when you have replaced it halfway. Fiddle leaf figs like moist soil, but don’t over-water them. You can fertilize them with a diluted fertilizer every two weeks.

9. Aloe Vera

Aloe is a hardy succulent that has won over many home gardeners for its tolerance of infrequent watering. To keep it happy, plant aloe in a terra cotta pot with well-drained dirt. Your best bet is to mix equal parts sand and potting soil or buy a special succulent mix. The terra cotta also dries faster than other pots.

10. Rubber Plant

Rubber trees can be enjoyed both as medium-sized house plants or grown to become a focal point as a beautiful indoor tree. They are popular for their large leaves and striking rubber trunks. If you buy a plant that is younger, it will adapt better to living in an indoor setting than if you purchase a more mature plant.

There are many ways to decorate with plants. If you’re looking for quick tips, here are a few:

  • Place plants near windows to bring in natural light and make your room look brighter.
  • Stack plants on top of each other to create a vertical garden.
  • Choose plants with different shapes and sizes to add variety and interest to your space.
  • Add greenery to any area that needs a boost, like an empty corner or an area with a few pieces of furniture.
  • Consider using succulents as focal points in your home because they’re low maintenance and look great no matter how they’re arranged.

Purchase supplies ahead of time

Before you buy any indoor plants, it’s good to have the basic gardening tools at hand when you need them. Watering cans, spray bottles (for misting), soil mixes, and decorative pots are the first things you should purchase.

Shop for decorative pots and planters

This is when you can select planters that also complement your design style. Some of the pots and planters out there are truly works of art! While you’re shopping for pots, look for ceramic pots, plant baskets, terracotta pots, or even a hanging planter. Make sure that the pot you purchase has good drainage because it will make watering a whole lot easier.

There are many different types of houseplants that can be used to give your home some harmony. Floor plants can help brighten up a room and add a sense of greenery, while hanging plants can add life and beauty to an otherwise bare space. Finally, tabletop plants can be great additions to any room because they’re easy to care for and they often look attractive as well.

Decorating your home is a fun process and also very challenging for many people. You can select your own interior design for your home but there are many interior designers that can do it for you. They have knowledge and experience to help you designing your home.

Identifying your own personal design style can be a struggle. It’s easy to browse apps like Houzz or spend endless hours on Pinterest and Instagram wondering how you can transform your home. There are endless amounts of options out there!

Most times you may like a consistent style, but may not know how to describe it exactly what your style is. Many types of interior designers use fancy terms that immediately make you want to run away from even thinking about where to start. Especially if you do not have a $100K budget to complete the renovation or transformation.

Much of my process when I help clients with a DIY kind of process. I help simplify the process by sharing design styles room by room.

Let’s start get started with identifying some of the most popular decor styles and see if you see a trend based on what you like. Popular Florida interior design styles include Modern Farmhouse, Coastal Design, Minimalism, Midcentury Modern, Scandinavian, Contemporary, Modern Rustic Industrial, Boho Chic, French Country, and Spanish Mediterranean.

Based on these styles don’t be super rigid in your design style because most people incorporate a couple that then blends together. Helping you to create your own masterpiece.

Traditional design often looks different depending on the person. Rather than committing to a specific older style, it allows the person to pick a time period or a theme to create a better and more coherent look overall. Traditional rooms can look very different depending on the time period or theme chosen, as if you have stepped into a picture.

Transitional

This one allows you to mix, match and repurpose without committing to a specific style. This is more of a hybrid interior design and allows you to keep pieces that you loved for many years and infuse new pieces that have more of a trendy look. Love a sofa that you have had for years? Let’s say a Brown leather sofa. You can add more modern pieces like a coffee table, rugs, mirrors, and plant decor.

More of a timeless look so it does not take on a specific period. Mixing traditional with contemporary pieces that are casual and rounded edges for furnishings. Easily connected to Pottery Barn design style.

This could be in multiple design styles and steers away from trends.  This design style allows you to include designs that are more structured around culture or a time period.

Midcentury Modern

You will find furnishings inspired from pieces from the Late 1930 until 1950. Many of the pieces that have been updated still have clean lines, beautiful architectural design elements, color, patterns and texture.

Scandinavian Design

Scandinavian design is a design approach that focuses on natural elements like woods and metals. It relies on natural textures and a more organic feel regarding how the furniture and design items are made, making it feel very human. You can dress a space up with earthy accessories or keep it open and clean.

Contemporary

Clean lines, neutrals, that allow the bold accent colors and open concepts throughout a space. You will notice softer edges in furnishings.

Modern Industrial

Inclusive of raw materials, textures and natural colors. This style is often mixed with modern design style that mixes a bit more sophistication in the style. Many will reference it as Modern Rustic Design.

You can add color to the space with metallic accents.

Boho Chic

One of the most popular design styles, it is also one of the most eclectic. It combines items from the ’70s with newer pieces of today. This design maintains a neutral palette and normally you will find shades or orange and peaches as the accent color. Not limited to only that color, but it is one of the identifiers. Also, you could find pieces of macrame to provide texture to the walls and tons of plants to bring in the natural element.

Modern

Urban modern is a safer and more approachable take on futuristic styles. It is often clean and open, but instead of relying on harsh edges, it is soft and smooth. People rely on deep colors in combination with whites and neutral grays for a more approachable look. You can sometimes add a splash of color in the form of a blanket, vibrant couch, or rug.

French Country

French Country is a design approach that relies on French furniture and design elements with a soft and approachable feel. Many will use dressed up moldings or vintage furniture, then bring it together with yellows, deep reds, and neutral whites and tans to downplay some of the more unique elements.
